<div>If you've heard that home sales are down this year and assumed that means the market is cooling off, you're only getting part of the story. We pulled the numbers through mid-July and broke them down properly, here's an honest look at where things actually stand.</div>

<div><strong>The Mid-Year Snapshot (YTD until July 13th)</strong></div>
<br>
<div>Through the first half of 2026, Sarnia-Lambton has seen:</div>
<br>
<div>- 699 homes sold year-to-date</div>
<div>- $475,000 median sale price</div>
<div>- 29 days median True Market Exposure (our measure of how long homes are genuinely sitting on the market before selling)</div>
<br>
<div>Sales activity in the first two weeks of July tracked almost identically to the same window last year, 45 homes sold this year versus 44 last year. So where does the "market is slowing" narrative come from? Mostly from the year-to-date comparison: sales are down 9.0% compared to this time last year, while new listings are up 2.3%. More homes coming onto the market, fewer of them selling, that's a real shift, and it's worth understanding rather than glossing over.</div>

<div><strong>Fewer Sales - But Is It Actually a Slowdown?</strong></div>
<br>
<div>Here's the piece that gets missed. **True Market Exposure (TME)** - our own methodology that corrects for the way relisted properties can quietly hide how long they've really been for sale - sits at 29 days this year, barely different from 31 days a year ago.</div>
<br>
<div>In other words: homes that *do* sell are selling at almost the same pace as last year. What's changed isn't how quickly a well-priced home moves - it's that there's more inventory for buyers to choose from, and fewer of those listings are converting to sales. That's a market rebalancing toward buyers, not a market grinding to a halt.</div>
<br>
<div><strong>The Real Story Behind the Price Dip</strong></div>

<div>The year-to-date average sale price is down 1.6% compared to last year. On its own, that number makes it sound like home values are falling. They're not - and this is worth sitting with for a minute, because it changes how you should think about pricing a home or making an offer right now.</div>

<div>Home values, segment by segment, are actually *up*. What pulled the average down is a change in the mix of what sold: fewer higher-priced homes changed hands this year relative to last. Sales over $1M dropped from 4.8% to 4.4% of all activity, and the $600K&ndash;$1M segment fell from 28.1% to 24.7%, with that difference landing in the under-$600K segments instead.</div>

<div>So if you're a seller worried that "average price is down" means your home is worth less: it likely dosn't. If you're a buyer hoping the market has genuinely gotten cheaper across the board: it hasn't, either. What's changed is *which* homes are selling, not what they're worth.</div>

<div><strong>What This Means If You're Buying</strong></div>

<div>- New listings are up 2.3% year-over-year - you have more to choose from than you did last year.</div>
<div>- 33% of sales this year involved a price reduction before the home sold - more room to negotiate than a year ago.</div>
<div>- The sales-to-new-listings ratio has eased from 48.0% to 42.7%, meaning less competition per listing than last year.</div>

<div><strong>What This Means If You're Selling</strong></div>

<div>- Priced right, homes are still moving quickly - 28.9% of sales this year closed within 14 days of true market exposure.</div>
<div>- Sellers are still realizing 94.9% of their true original asking price on average, essentially unchanged from last year.</div>
<div>- The "average price is down" headline doesn't reflect what your specific home is worth - talk to us about where your price point and neighbourhood actually stand.</div>

<div><strong>Bottom Line</strong></div>
<br>
<div>The Sarnia-Lambton market isn't cooling in the way the topline numbers suggest. Homes that are priced properly are still selling in a similar timeframe to last year. What's shifted is the mix of inventory and a bit more breathing room for buyers - not a broad decline in what homes are worth.</div>
